ACCEPTANCE OF LEASE IN TAXIS, when the landlord electronically files a lease declaration of real estate lease information by the landlord for the purpose of leasing a property, the tenant has the obligation to accept or not to accept the lease. Always check properly for any error before accepting the lease in taxis.
The following is the procedure for the lessee to RECEIVE THE LESSOR IN TAXIS.
Log in to taxisnet (AADE) by clicking on the button LOGIN TO THE APPLICATION
Select LOG IN TO THE APPLICATION and fill in your personal taxis codes and then LOG IN
On the next screen press the blue button SELECT and it shows you the leases
- See the pdf (1) that has been created ( REAL ESTATE LEASE INFORMATION STATEMENT) and contains all the details about the statement made by the lessor (or his accountant).
- Unless you see an error, to the right of the column Acceptance is selected the magnifying glass (2) and click YES/NO to accept
Questions and answers on the rental of a dwelling
1. Duration of lease
The rental dwelling has at least 3 years duration even if a shorter term has been agreed in the rental agreement.
This minimum period of time concerns only the cases main residence. It does not apply to leases for a secondary or holiday home.
The shortening of the three-year lease main residence only allowed with newest notarial deed, drawn up at least six months after the start of the lease.
2. Rent and indexation lease
There are no restrictions on the amount of the rent and its future adjustment. Every agreement is absolutely valid and binding on both parties, landlord and tenant.
